Frequently asked questions
What insurance do I need?
All residents are required to have property damage liability insurance before they move in. This is different than traditional renters insurance. As their guarantor, you have the option of adding this to your current homeowner's policy—just be sure that the name and address match your resident information on file at The Arch. If that doesn't work for you, we can assist your resident in obtaining TLL insurance through a third-party vendor.
Are utilities included?
Yes! Your payment covers water, sewer, trash, even premium cable and high-speed internet! We also take care of all of your electricity usage up to $25 per room. If you go over this allowance, the overage amount will be divided between all the residents in that unit.
Is internet included?
Yes! High-speed internet is part of your all-inclusive lifestyle at The Arch. Each bedroom is set-up with its own Ethernet jack, so just plug in your own router. For the fastest possible connection, we recommend that each roommate utilizes their own router rather than sharing.
When is my rent due?
You have three installment payment options to pay the entire amount due under the lease: one installment, two installments, or twelve installments. If you choose to pay a single installment for the entire amount, that single installment is due August 1. If you choose to pay in two semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months. Please note, these are all installment payment options and not monthly rent.
Is cable tv included?
Yes! Every apartment is wired for a huge lineup of cable TV channels. You just supply the TV!
Do you allow pets?
Yes! Friendly dogs and cats that fall within our size and weight limits are welcome. Pets do require a one-time pet fee along with additional monthly rent, so please contact our leasing office to make sure we can accommodate your pet.
Are leases for families with children available?
Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.
Are meal plans required or offered?
No, Grove at Pullman does not oer a cafeteria or on-site student dining. However, every apartment has a full kitchen complete with a full-size dishwasher and energy-efficient appliances.
What’s the difference between this lease agreement and standard apartment leases?
The Arch Fort Wayne offers individual leases per person instead of per apartment. This means if your roommate fails to pay their rent, you won’t be held responsible.
What if I need maintenance in my room?
For apartment maintenance, give us a call, stop by the office, or submit a service request through our online resident portal. Our on-site maintenance team prides themselves on quick, courteous service.
Are there any additional fees I should know about?
When you sign your lease, you’ll pay a $35 application fee and a one-time community fee for unlimited use of our community amenities. Aferward, the only additional fee you will see is a $54 one time fee for Conservice, our utility management company.
How much does it cost to live here?
Rates vary depending on floor plan and time of year. Generally, the sooner you sign a lease, the better chance you have of securing a lower rate. For the most up-to-date rates and promotions, please contact our leasing office.
Can I choose my roommates?
Of course! When you fill out your application, our Grove staffer will show you where to put this information. Simply write the name of your future roomie(s) in the designated spot and we’ll make sure you are placed together.
What if I don’t have roommates in mind or don’t know anyone?
No worries, we offer roommate matching! When you fill out your lease agreement, you’ll also fill out a resident profile card which includes a questionnaire about your lifestyle and preferences. If you need to be matched with a roomie, we’ll use this information to find you roommates with similar interests. We take roommate matching very seriously and spend a lot of time making sure that we find just the right fit.
Are any students given priority or preference?
Nope, The Arch is leased on a first come, first serve basis. That’s one of the reasons it’s so important to sign your lease early for the upcoming school year.
Can I have overnight guests?
Yep! As long as you’ve discussed your guest’s stay with your roommates, you may have an overnight guest for up to three consecutive nights. Remember guests can park outside the gates between 5 p.m. and 8 a.m.
I’m graduating in december. can I get out of my lease agreement?
First of all, congratulations! Unfortunately, we don’t allow residents out of their lease agreements due to graduation, but we do allow residents to re-let their apartments. Please note you’re solely responsible for finding this replacement and having them complete a lease takeover before you’re relieved of financial responsibilities. Please contact the front desk for more information about re-letting!
Do you offer on-site resident parking?
Yes, we have on-site parking! When you move in, you will be asked to register your vehicle to receive a parking permit. Only vehicles with parking permits may use our parking lot, and guests can park outside the gates between 5 p.m. and 8 a.m.
Is parking free?
Yes, parking is free for all registered residents at The Arch!
Is there a curfew?
Nope, living here offers residents the freedom to come and go as they wish, but we do have time restrictions on some of our community amenities. We simply ask tenants and their guests to behave in a mature, responsible manner towards their fellow residents. We also enforce designated quiet hours during the week as outlined in your lease.
Will there be resident assistants (ras)?
Kind of. While they aren’t your traditional dormitory RAs, Grove at Pullman does have a group of awesome Community Assistants! These high-energy CAs live at the Grove and are available 24 hours a day to assist you. Usually, our CAs are students just like you who love helping out and hosting amazing, on-site social events. Interested in working where you live? Stop by the front desk, because we’re always hiring!
Can I smoke in my room?
No, smoking is not allowed in apartments or at any of our community amenities, and breaking this rule can result in steep fines. If you need to smoke, we ask that you do so at one of our designated smoking areas, and be sure to dispose of your cigarette butts properly.

No Guarantor? No Problem, Property Name offers Leap as an option! Leap is a quick and easy process that fills in for a guarantor or parent co-signer. Leap's application is free online and takes around 5 minutes to complete. You will get a conditional decision within 30 minutes during normal business hours. We want your student to be successful throughout their time in Fort Wayne, Indiana. At The Arch Fort Wayne, we support their productivity by providing a fully-equipped computer lab with free printing, private study rooms, and high-speed Internet in their home. We support student wellness with an on-site, 24-hour fitness center, basketball court, and sand volleyball court. And we support student engagement with regular resident events.

Individual leasing means peace of mind for you. Your financial responsibility is your student’s space only—unlike many apartments or rental houses with joint leases. That means if a roommate transfers or moves out, you don’t have to worry about covering their portion.
Our on-site maintenance staff responds to maintenance issues quickly and professionally. The Arch Fort Wayne offers 24-hour emergency maintenance so your student’s comfort is never affected by a maintenance issue. We also provide a professional office staff to assist with all your student’s questions. Stop by the office any time—even if it’s just to say hi!
The Arch Fort Wayne offers two and three-bedroom apartments. Every fully-furnished home comes with an in-unit washer and dryer, high-speed Internet, premium cable TV, private suites for every resident, water and trash service, and up to $25 per month electricity included.
There are a couple of ways to qualify for a lease. You may apply as a lease-holding resident and provide personal income equal to 3x the amount of rent or you may utilize a guarantor who provides the income portion to qualify.
The Arch Fort Wayne is a fully-furnished community. Each bedroom comes with a full-size bed with mattress, a large desk and chair, a nightstand, and a dresser. The furniture in the common spaces varies depending on the size of the apartment but can include a dining table and chairs, a cozy couch, an armchair, and a coffee table or ottoman.
If your student doesn’t have a roommate, we can find them one! Each roommate will fill out a Roommate Matching form so we know what they’re looking for. During the summer, we spend weeks looking at these preferences and matching them up with the best person available.
Our staff plans monthly resident events to help keep students involved. These range from pizza parties to karaoke nights and from resume building classes to gaming tournaments. We also keep our residents connected to events going on at their campus as well as events happening around town, so they never miss a thing.
